The following land located approximately one mile northeast of the Lea Park Bridge in the County of Vermilion River, is offered for sale by tender subject to the restrictions on the existing Certificates of Title, but free and clear of any mortgage encumbrances. Both quarters are to be sold together. Title to minerals not included:
Entry to property is secured. For permission to view, please contact Sherry Gould 780.808.6232 All gates to remain closed as there may be livestock at large. Site was investigated for gravel in October 2019 and reported as being insufficient for commercial use, however there is a significant amount of accessible clay.
Property is sold in current condition. All equipment on site at time of possession accrue to the buyer unless otherwise agreed. Purchase price shall be subject to GST. 2020 property taxes responsibility of buyer.

Deadline for submission of tenders is Noon MST, Tuesday December 3, 2019.
Highest or any tender not necessarily accepted. The successful bidder will be asked on acceptance to sign a land purchase agreement based on the accepted tender terms. If the purchaser does not complete the purchase by the closing date, the deposit shall be forfeited.
The closing date and payment of the remaining portion of the purchase price shall be within 45 days following. The purchaser must be a GST registrant and will be responsible for GST reporting. Each party is responsible for their respective closing costs.
All bidders will be notified within 10 days of the close of tenders as to the disposition of the property and all unsuccessful tenders then returned.
